Villa Garden View is an elegant and panoramic villa with a private pool and a typical Italian garden, well located for those looking to relax in the countryside and visit Tuscany and its attractions.
This property is nestled in a tranquil setting, high in the hills northwest of Lucca, with amazing views over the surrounding countryside. It is ideal for discerning people who enjoy high-quality accommodation in a private situation. A well-kept garden surrounds the house, and a large centuries-old oak tree provides shade, ideal for “al fresco” dining. A lovely Italian-style garden and a bowling green can be seen on the other side of the home. The fantastic swimming pool – saltwater system – is located on a lower level, surrounded by an olive grove producing fine organic Extra Virgin Olive Oil.
The magnificent building consists of two levels. On the ground floor of the main house, an elegant living room with a fireplace opening to the garden, another sitting room with a fireplace and TV, and a dining room. The breakfast room has access to an outside dining space, while the kitchen has access to a conservatory. Two twin bedrooms with en-suite bathrooms and a guest bathroom are located on the same floor.
The upper floor of the main house consists of a twin bedroom suite with a sitting/dressing room and another twin bedroom, both with an en-suite bathroom.
The ground floor of the annex consists of a lovely relaxation room, a kitchen with a dining room single bedroom with an en-suite with a shower, and a guest bathroom.
On the first floor of the annex, there is a suite twin bedroom with a dressing room and study en-suite (bathtub and shower); and a twin bedroom en suite (bathtub).
In less than twenty minutes, you can reach the lovely walled city of Lucca, and all its historical villas are a 30/40 minute drive far. Versilia is not far away: enjoy the coast with beautiful shops, fantastic restaurants, and art exhibitions. You can also take various day trips while staying at the villa, such as viewing the majestic monuments in Florence, sipping wine at one of Tuscany’s most recognised vineyards, or exploring the wild and unspoilt landscape of Maremma in the south.

She lives about 80 meters from the villa but in no way she interferes with the client's privacy. Pricing information
Standard booking conditions include a minimum of 3-4 nights for villas and 2-3 nights for apartments. Different booking conditions may apply for specific properties or seasons. Always check booking availability and rates for your stay. If you have specific requests don't hesitate to make an enquiry. The bedrooms made available, where the number of guests is below the maximum occupancy, and in case of a reduced rate due to the lower occupancy, will be adequate for the number of guests to stay there. The accommodation is for exclusive use.
Weekly price includes:

Safety deposit: € 1500
For this facility: A security deposit must be paid in cash to the key holder upon arrival (any currency). This is to cover the cost of any damage or breakages to the property during your stay.
This sum will be reimbursed to you on the morning of departure, less any applicable claims. If you don't pay the deposit, the key holder may refuse to let you into the house.
All villas provide for the retention of the security deposit, before check-in, by pre-authorisation on the credit card or by bank transfer.
The deposit will be refunded upon departure, less any damage or consumption (in excess of that agreed in the booking). Greater compensation for further damage is always legally valid.
Terms & conditions
The below specific Booking conditions are related to Villa Garden View. These specific conditions overrule the general conditions. For the other matters are still valid the General Booking Conditions
Point 1. Booking: The full amount for bookings made is due eight weeks before the beginning of the lease
Point 3 Arrival / Departure: Clients are required to check in between 4 and 7 p.m. and depart no later than 10 a.m. on the day of departure. You must give ScenTravel notice in advance and in writing if you desire to schedule an arrival or departure at a time other than those that are specified. Customers should get in touch with the ScenTravel office or the property contact in the event of flight delays or other inconveniences while travelling. The key holder must be paid in full upon arrival. Late arrivals are challenging to manage, and when they can, there will be an additional charge. NB: please be aware that it is typically not possible to schedule arrivals after 10 p.m. The decision to permit clients to enter the house at hours other than those specified is up to the key holder's discretion. ScenTravel disclaims all liability in this situation.
Point 5. Cancellation by the Customer: The cancellation will lead to the following penalties that will be expressed as a percentage of the amount on the booking: Date of the Cancellation’s Notification (Days before start of booking period) Penalty (% of the total amount of booking)
- At least eight weeks before arrival: 30%
- Eight to six weeks before arrival: 50%
- Six weeks or less before scheduled arrival: 100%
We require written notice of cancellations.
Point 7.1 COVID-19 Policy: In the current COVID-19 environment, we recognize that flexibility is necessary for travel planning. As a result, if the nation where the "party leader" (the person in whose name the reservation is made, to whom all contact is directed, and as such is liable for the rental) or the Italian Government imposes travel restrictions (border closures and/or travel bans), it will be possible to cancel the reservation free of charge from 30 days prior to arrival until the arrival date. In this situation, Scentravel will either refund the money or issue a voucher for the same amount that can be used on a future reservation. Please note that the requirement of a Covid certificate (Covid test, Covid vaccination, etc.) for entering Italy or returning to your country is not included in the travel restrictions. If the local authorities require a Covid certificate to stay in a touristic accommodation like our villas, there will be no reimbursement.
This applies to all booked bookings until 20 December 2022
Point 11 Contract Termination / Damages: Children under the age of 2 who are infants are not counted in the occupancy statistics.When reserving the property, it must be specified if the group includes more than one infant. Each child over the age of 2 will be included in the villa occupancy calculation, whether or not they are using a baby cot.
